The price quoted for our type houses does not include a basement or foundation plate, as these costs can vary greatly depending on the nature of the plot.
The costs depend on the soil conditions (clay soil, rock, etc.), geometry (slope, etc.), location of the supply lines (electricity, water, etc.).
Our walls are covered with 18.5 mm natural plasterboard. These allow kitchen cabinets, televisions etc. to be mounted directly on the wall without any problems.
A normal nail is sufficient for pictures and the like. For larger loads, a universal plug (load-bearing capacity up to 20kg) or a cavity plug (load-bearing capacity up to 50kg) can be used. If you therefore mount a kitchen box on the wall at 2 or 4 points, the load-bearing capacity is more than sufficient.
This means that up to 70kg heavy loads can be mounted per linear metre of wall. You can get the necessary dowels in any DIY store.
On average, it takes 12-14 months from the signing of the purchase contract to the assembly of the house (depending on how quickly the building authorities issue the building permit).
From assembly of the house on the building site to handing over the keys to you, you can expect an average of 4-6 weeks (prefabricated house), 6-8 weeks (ready for covering) and 10-12 weeks (turnkey). If you are in a particular hurry to move into your house, please let us know - if necessary, we can also complete the VARIO-HAUS for you earlier (subject to external influences). We will be happy to inform you about this.
Yes, the floor plans of our type houses are purely sources of inspiration and suggestions. You can adapt each floor plan as well as the design to your needs & wishes. As the name suggests, VARIO-HAUS stands for variable building. Let us know what you want your dream house to look like.

VARIO-HAUS does not charge a flat rate for changes. We only charge for the actual work involved. If you make one of our type houses 20cm smaller, for example, the house price is also reduced. The change in planning itself is therefore free of charge for you.

During a sampling, the various house details are determined together with you some time after the purchase contract has been signed. The scope depends on the chosen development stage.
For example, you can choose the location of the switches and sockets, the colours and designs of the windows and patio doors, the front door, façade, roof tiles, gutters, etc. during the sampling. You also have a wide choice of floor coverings, wall colours, tiles, sanitary fixtures such as WC, washbasin & Co at your disposal.
We will guide you through the entire selection process. Experience has shown that if you think about these details before the sampling, the sampling process is more organised. The sampling normally takes place in our sampling centre in Wiener Neustadt (part of the head office & factory).
By arrangement and if required, you can also visit the showroom of our furnishing partners at other locations.
We set a high standard for all products, which is already included in the price of the offer and purchase contract (depending on the selected equipment level).

You can find out which form of heating is best for you on our Building technology details page. Nowadays, air-water heat pumps are by far the most frequently chosen form of heating by VARIO-HAUS customers.
The advantages of a prefabricated house are, on the one hand, the significantly shorter construction time, a more precise and weather-independent prefabrication of the components, better thermal insulation and therefore around 6-8% more living space with the same external house dimensions.

No, VARIO-HAUS relies exclusively on the pleasant and sustainable raw material wood and uses the timber frame construction for this purpose (also called timber frame construction).
Yes, we also offer house & land projects, whereby you can purchase a plot of land including a VARIO-HAUS (possibly also a semi-detached house) from us. You can see which house & land projects we currently offer and how they are equipped here .
VARIO-HAUS will take care of the complete submission planning and the preparation of the energy certificate. The costs for this are already included in the offer or purchase contract. We thus provide you with all the documents required to obtain the building permit. You only have to sign the submission documents and send them to the authorities.
Yes, factory tours are available by appointment. If you are interested, please contact your building consultant - we will be happy to organise a factory tour for you. You can also be present during the house assembly on your property and experience live how your new home is built - a unique memory.

No. Your personal construction manager coordinates and supervises all the work you commission from VARIO-HAUS - from the site inspection and evaluation of the access options to the building site to the house assembly and handover in accordance with the commissioned scope of services.

The construction site coordinator must be appointed by you in any case. The appointment of a construction site coordinator by the client is required by law and regulated in the Construction Work Coordination Act (BauKG)
VARIO-HAUS may not take on this task due to the conflict of interest (executing company would be the same as the supervising company).
